Dubai’s new variable parking fees: More areas included in premium category

Parking facilities in high-demand, densely populated areas are classified as premium parking zones, including those adjacent to or near public transport infrastructure

More locations have been categorised as premium parking “in high-demand, densely populated areas, including adjacent to or near public transport infrastructure,” Parkin Company PJSC announced on Wednesday, confirming that the new variable parking fees in Dubai will take effect next Friday (April 4).

“(The) variable parking tariff policy will become effective in Dubai from April 4, 2025. The new policy, introduced by the Roads and Transport Authority (RTA), applies peak and off-peak tariffs across 100 per cent of the public parking portfolio and to approximately 35 per cent of developer spaces, based on the type of parking facility (Standard Parking or Premium Parking) and whether the service is used during peak or off-peak hours,” Parkin said in a statement.

Following further discussions between Parkin and the RTA, the RTA has designated approximately 40 per cent of the Company’s public portfolio as Premium Parking (up from a previously communicated 35%). The balance of the public parking portfolio will be categorised as Standard Parking,” Parkin added.

Parking earlier explained to Khaleej Times: “The locations for premium parking spaces were selected based on three criteria: First, ease of access to the area using public transport, such as areas within 500 meters of a metro station; second, areas with high parking occupancy during peak periods; and third, density and congestion, such as markets and commercial activity zones.”

Premium Parking is categorised as parking facilities in high-demand, densely populated areas, including adjacent to or near public transport infrastructure. The zones are clearly marked with dedicated signage and tariff details on display. Additional information is now available on the Parkin website via the Parkin mobile app and social media channels.

Peak pricing will apply for six out of the 14 chargeable hours per day (8am – 10am, and 4pm– 8pm), excluding Sundays and public holidays. Tariffs during off-peak hours (10am – 4pm, and 8pm – 10pm) will remain unchanged, with pricing in line with the current tariff structure.
